How this is worked out
- Quantities use common site thumb rules per sq ft of built-up area: about 0.4 bag of cement, 1.8 cft of sand, 1.35 cft of grit, 4 kg of steel and 8 bricks.
- Cement is split between OPC 53 for RCC work and PPC for masonry and plaster. AAC walls use thin-bed joints, so they need less mortar.
- Labour is a per-sq-ft contract rate for the structure. Finishing covers flooring, doors and windows, plumbing, electrical and paint at the chosen quality.
- Construction company: a company building on your plot bills a works contract at 18% GST. It claims back the GST already inside material prices (cement and steel 18%, sand and grit 5%, clay bricks 12%, fly-ash bricks 5%, AAC 18%), so materials are counted before GST, then its overheads and profit (15% unless you change it) are added and 18% GST goes on the total. Switch GST off for an unregistered contractor, who pays GST-inclusive prices and charges no GST.
- Buying a ready or under-construction flat from a builder is taxed differently (1% or 5%, or none once completed) and isn't what this estimator covers.
- Not included: land, approvals and map fees, basement, boundary wall, soil investigation and furniture. When you manage the build yourself, labour is usually paid without GST.
- Use this to plan a budget. Your structural engineer's drawings and bar-bending schedule set the final quantities.
